According to Citify, the real estate developers Merko, Liven and Reterra sold the most apartments in 2025. Merko led the rankings with 176 apartments sold, followed by Liven with 162 and Reterra with 122. Reigo Randmets, CEO and shareholder of Reterra, believes that recent years have clearly shown that a long-term vision is more important than short-term market fluctuations in real estate development. “Buyers are increasingly moving towards holistically designed neighbourhoods and suburban living environments where family-friendliness, good infrastructure and proximity to nature are valued, without compromising on comfort,” said Randmets.

Developers note that buyers have become more aware and make considered decisions, preferring family-friendly neighbourhoods, good infrastructure and proximity to nature without compromising on living comfort. No significant increase in the price per square metre of new developments is forecast for 2026, as there is sufficient supply and purchasing decisions are driven by the quality of the living environment.
